UK House Price Index

Average prices, prices by property type (detached, semi-detached, terraced, flat or maisonette), annual change and the monthly price series come from the UK House Price Index, published monthly by HM Land Registry with the Office for National Statistics. It is calculated per local authority using a hedonic regression, which adjusts for the mix of homes sold. The most recent month is provisional and is revised as more sales are registered.

Price Paid Data

Sales counts, median and mean prices, property-type shares and the individual recent sales listed on area and postcode pages come from HM Land Registry Price Paid Data, the record of residential sales registered in England and Wales. We use Category A (standard price paid) entries only: sales of a whole residential property at full market value. Category B entries, such as repossessions and transfers to companies, are excluded. Sales can take weeks or months to be registered, so counts for recent months rise over time.

How the site gets the data

Both datasets are queried from HM Land Registry’s linked data service. A scheduled job refreshes the figures daily and stores them; if a page has no stored figures it queries HM Land Registry directly, and if that also fails the page says the data is unavailable instead of showing estimates. Statistics that can’t be sourced are left out. Last refresh: 6 Oct 2026.

Coverage

HM Land Registry covers England and Wales only. Sold prices in Scotland are published by Registers of Scotland and in Northern Ireland by Land & Property Services. Area figures cover the whole local authority named on each page, which may be larger than the town (for example, Hereford figures cover Herefordshire).
