Researching Buy-to-Let Areas With Sold Price Data

Sold price data tells you what homes in an area cost to buy and how prices have moved. It does not tell you rents, so it cannot give you a rental yield on its own. For rents, the Office for National Statistics publishes the Price Index of Private Rents; combine that with local letting agents’ figures before estimating a yield.

Other Things to Check

Look at local employment and transport links, whether the council runs an additional or selective licensing scheme for private landlords, and the energy performance rules for rented homes.
