House Prices in England and Wales in 2025

This post uses the official UK House Price Index (UK HPI), published monthly by HM Land Registry with the Office for National Statistics, to look at how prices moved across 2025. The index uses a hedonic method, so a month in which more large homes happen to sell does not push the average up on its own.

England and Wales

The average price in England and Wales was £281,550 in December 2024 and £284,864 in December 2025, a change of +1.2% over the year. The latest figure, for July 2026, is £288,279 (+1.2% on a year earlier).
